Repair Waivers
Repairs that are directly tied to the habitability of the house cannot be waived. Repairs that do not directly affect the safety, sanitation or structural integrity of the house can be waived. Any request for a repair waiver must be submitted through your lender as both the purchaser and the lender must agree to the request. Because the appraised value was issued "as repaired," the impact on value of any repair being waived must be considered and removing any repair may result in a lower appraised value.
If you would like to request a repair waiver, please submit a letter of request signed by both the borrower and the lender to vaappraisal.stpaul@va.gov explaining why the repair should be waived. Any supporting documentation should also be submitted at this time.
